Buying Property in Mohali: A Practical Buyer’s Checklist

Our editorial team · 15 October 2026 · 4 min read

Buying property in Mohali starts with a clear requirement, not a long list of brochures. A home that works for your daily life may differ from a property you plan to rent out or hold for a future use. Before comparing projects, write down your purpose, preferred locations, budget and realistic timeline.

This property-buying checklist helps you organise those decisions and identify questions for the seller, developer and independent professionals. It is a starting point for evaluation, rather than an approval of any particular project.

1. Define what the property needs to do

Separate essential requirements from preferences. Consider bedroom sizes, lift access, parking, outdoor space, accessibility and whether the layout can accommodate changes in your household. If you work from home, a usable workspace and reliable connectivity may matter more than an additional amenity.

  • State the intended use: your own home, a rental requirement or another specific purpose.
  • Set an expected move-in date and how much flexibility you have.
  • Identify the locations you can realistically consider.
  • List three features you cannot compromise on.

Use this brief when exploring residential property requirements. It makes comparisons more consistent and conversations with advisors more useful.

2. Test the location through your own routine

A map distance does not tell you how a journey feels at school drop-off or during your regular commute. Visit the surroundings at different times where practical. Check the actual approach road, pedestrian access, nearby activity, noise and access to the services your household uses.

Distinguish existing infrastructure from proposed development. Ask for the source of any claim about a future road, facility or connection. A proposal can inform your questions; it should not replace an assessment of what is available today.

3. Compare the complete cost

Request an itemised written cost sheet, with the date and unit details. Ask which charges are included, which are separate, when each payment becomes due and what may change. Discuss transaction charges and applicable taxes with the relevant professional instead of relying on an old advertisement.

Keep your purchase budget separate from furnishing, repairs, maintenance and a contingency reserve. If finance is involved, compare the payment timetable with the lender’s disbursement conditions. A loan discussion is separate from legal or technical due diligence.

4. Match the property with its documents

Where project registration is applicable, use the official Punjab RERA project search to cross-check the project and promoter. Match the exact phase and location rather than a similar marketing name.

Request relevant title and ownership records, approved plans, the proposed agreement and possession-related documents appropriate to the transaction. Ask an independent property lawyer to review the documents. A registered project entry alone does not establish that a specific unit is free from every legal or contractual issue.

5. Make the site visit a working inspection

Carry the floor plan and record questions against the actual unit. Check usable dimensions, daylight, ventilation, circulation and the position of services. Note visible dampness, cracks or unfinished areas for professional assessment; a visual visit cannot establish structural safety.

For a plot or a property you intend to alter, discuss site constraints and the approval context before assuming a preferred design will fit. Our engineering consultancy services can help define a suitable technical scope.

Questions buyers often ask

Should I shortlist a location or a project first?

Start with your purpose and everyday requirements. Shortlist locations that meet them, then compare individual properties using the same cost and document checklist.

Is the advertised price enough to compare two properties?

No. Compare itemised costs, usable space, payment timing and the work required before the property can serve your intended purpose.
