How to Check RERA Registration in Punjab Before Shortlisting a Project

Our editorial team · 15 October 2026 · 4 min read

To check RERA registration in Punjab, start with the official regulator’s project search and the exact details supplied by the developer. A logo, brochure reference or screenshot is not a substitute for checking the relevant record yourself.

The purpose of this guide is to help you organise that check and ask more precise questions. It does not confirm the registration, approvals or suitability of any individual project.

Gather the details before opening the portal

Ask for the project’s full name, promoter’s name, registration number, district, location and phase. Keep the date of the information and the original document or message. If a sales presentation refers to a township, find out which specific registered project or phase contains the unit you are considering.

Create a simple comparison note with three columns: what you were told, what the official record shows and the question still to resolve. This makes discrepancies easier to discuss without relying on memory.

Use the official Punjab RERA project search

Open the Punjab RERA Search Registered Projects page. It provides search fields including district, project name, promoter name and registration number. Enter the relevant details and complete any verification requested by the portal yourself.

Open the matching result and read the available record. The search results include the registration number and registration-validity date. The portal also offers routes for quarterly updates and searches relating to registration extensions, completion certificates and revocation. What is available for a particular project must be checked in its own record.

Match the project, phase and promoter carefully

Similar names can cause confusion. Compare the official identity with the agreement, cost sheet and site location supplied to you. Do not assume a record for one phase covers a different tower, plot or later development.

  • Does the promoter name match the party described in the documents?
  • Does the registration reference match throughout the sales material?
  • Is the proposed unit part of the same project or phase?
  • Can the seller explain any differences in names, dates or boundaries?

If the information does not align, pause the comparison and request written clarification. Do not fill gaps by assuming that two similar entries are interchangeable.

Keep a dated record of what you checked

Save the relevant reference and your notes, subject to the portal’s available features. Mark the date, the exact record reviewed and any documents still missing. Recheck material information before proceeding if time has passed or the seller supplies revised details.

The portal’s current notice explains that certain asterisk-marked projects have revision applications under consideration. Read the notice alongside the entry and ask which information is approved and which is proposed. Treat an unexplained change as a question to resolve, rather than an automatic conclusion about the project.

Understand what this check does not replace

A search entry should form one part of a wider review. You still need to understand the particular property, ownership position, contractual terms, payment requirements and physical condition relevant to your transaction. Ask a qualified property lawyer to review the legal documents and an appropriate technical professional to assess matters within their scope.

If you cannot locate a clear match, ask the promoter and the authority for clarification. Registration applicability can depend on the project and legal framework; absence from your first search is not enough to make a definitive legal finding.

Frequently asked questions

Can I check a project using only its marketing name?

You can begin there, but obtain the registration number and promoter details to confirm the exact match. A marketing name alone may not identify the correct phase.

Does registration guarantee returns or a trouble-free purchase?

No. Do not treat a registration reference as a promise about investment performance or as a replacement for transaction-specific due diligence.
